The Tradition of all Real Estate Agents is to represent the Seller...
Did you know that in the past when you asked a Real Estate Agent to show you property to buy, that Agent had to represent the Seller? Even if that Agent had never ever met the Seller and even though you asked that Agent to help you in your personal quest to buy. It's a little complicated to explain but under that older traditional real estate system, all agents were legally bound to represent the Seller and the Buyer had no representation. Today an agent that lists a property for a seller represents the seller regardless of how much you like them or how friendly and helpful they are to you!

Well the times are changing and educated Buyers now have a choice. That choice is called being represented by a Buyer Agent. Over 80% of home Buyers surveyed for the National Association of Realtors said they would use a Buyer's Agent the next time they bought Real Estate. Now you, like the Seller, can have someone on your side looking after your best interests.
Why Every Real Estate Buyer Should Use A Buyer Agent.

As your personal representative, a Buyer Agent will share essential information that you have the legal right to know. Information like if the Seller will accept a lower price, the Seller's reason for selling, how many days the property has been up for sale, how many offers have been made
 
 
on the property, etc. You will have a caring helpful Agent who will be devoted to your successful purchase. One who is a specialist in assisting you in negotiating the best price on the property you are interested in buying. A Buyer Agent in whom you can confide and trust to represent you with full disclosure. One who holds you as the highest priority.

What is a Buyer Agent?

A property buyer that chooses a Buyer Agent to represent him/her in a real estate transaction is choosing a professional who will represent his/her interests just as a Listing Agent represents the interests of a seller. As a Buyer Agent, I represent the buyer.

As a Buyer Agent, I am always protecting the best interests of my Clients. There is never any question or confusion as to whom I represent. As a Buyer Agent, I work with other agents to find properties that fit my buyer's requirements. I invest the time to find the properties, thereby saving my clients many hours of looking for properties in unfamiliar areas and saving them the aggravation of working with numerous agents. I'll talk with the other agents; you will get calls from only me once the other agents are advised that you are my Buyer Client. As a Buyer Agent I will be objective when giving advice, and I am thorough in providing complete market and specific property information. I can show my Clients all the "MLS" (Multiple Listing Service) listed properties that meet their requirements. As a Buyer Agent I am paid through seller-authorized commissions, although I legally and ethically represent only my client (Typically, a seller has authorized a commission to be paid to the listing broker which is typically split between the listing broker and the selling broker representing the buyer.)
